The dark stains running down Florida roofs are not dirt, and they will not wash off in the rain. They are a blue-green algae called Gloeocapsa magma, and it feeds on the limestone filler used in asphalt shingles. Brevard's heat and humidity make it about as hospitable an environment as exists in the United States.
It spreads by airborne spores, which is why one streaked roof on a street tends to become several. It almost always shows up worst on the north-facing slope, where the surface stays damp longest through the morning. Left alone it holds moisture against the shingle, and a roof that stays wet ages faster than one that dries.
A pressure washer will strip those stains off a shingle. It will also strip off the ceramic granules that protect the asphalt underneath from UV — the layer the shingle depends on to reach its rated lifespan. The damage does not look dramatic on the day. It shows up as premature aging two or three years later, and it is the fastest way to void a shingle warranty.
Soft washing applies professional cleaning solutions at garden-hose pressure, lets them dwell long enough to kill the organism outright, and rinses gently. The stains lift because the algae is dead, not because it has been blasted away. That is also why the results last: a pressure-washed roof re-streaks quickly, since the spores are still there.
We soak the landscaping around the house before anything else goes on the roof, and rinse it again when we finish. Solution goes on from the ground or a ladder wherever we can reach, gets its dwell time, then comes off with a low-pressure rinse. Gutters and downspouts get flushed as part of the same rinse.
