Why one side is always worse

Fences almost never weather evenly. The side facing north, or backing onto a hedge or a neighbour's planting, stays damp for hours longer each morning — and that is the side that goes green. Homeowners often assume the panels have discoloured permanently or that the vinyl has simply aged. Usually it is a living film sitting on the surface, and it comes off completely.

The bottom foot of a fence is the other giveaway: sprinkler overspray keeps it constantly wet and, on well water, stains it orange as well as green.

Wood needs a lighter touch than people expect

Wood fencing is where most damage happens, and it is nearly always from too much pressure. Push a wand hard into a softwood board and you raise the grain — the surface goes fuzzy and rough, holds dirt more readily afterwards, and no amount of later cleaning undoes it.

Wood gets cleaned with solution and low pressure so the mildew lifts without tearing at the fibres. If you are planning to stain or seal the fence afterwards, cleaning first is not optional: stain applied over mildew seals the problem in.
