Why surface-cleaned concrete looks different

You can tell at a glance whether a driveway was cleaned with a wand or a surface cleaner. A wand leaves arcs and overlap lines — the striping people call zebra marks — and once they are etched into concrete, the only fix is cleaning the whole slab again properly.

A surface cleaner is an enclosed rotating head that holds a fixed distance and passes evenly across the slab. The result is uniform from edge to edge, with no visible seam where one pass met the next. It is also considerably faster, which keeps the price down.

Rust and well-water stains are a separate job

Orange staining from irrigation is the single most common thing we get called about that people have already tried and failed to remove themselves. It is not dirt. It is iron oxide that has bonded into the surface of the concrete, and no amount of pressure will shift it — you can run a pressure washer over a rust stain all afternoon and it will look exactly the same.

It needs a dedicated rust-removal treatment, applied and neutralised properly. Homes on private wells and irrigation wells — which is a great many across Palm Bay and the more rural parts of the county — see this constantly. Oil spots and battery acid marks each need their own approach as well.

Can you get rust stains out of concrete?
Yes. Rust needs a specific chemical treatment rather than pressure — it is one of the jobs we are called about most, usually after someone has tried and failed with a pressure washer.
Will pressure washing damage my concrete?
Not when it is done correctly. Damage comes from holding a narrow wand tip too close, which gouges the surface. A surface cleaner spreads the force evenly and keeps a consistent distance.
Do you clean pavers the same way?
Pavers are surface cleaned too, but they also need the joint sand replaced afterwards, so they are handled as their own service. See paver cleaning & sealing.
How long does a driveway take?
A typical two-car driveway takes about an hour. Rust treatment or heavy oil staining adds time.
